Diamond Homes LLC (“Diamond Homes,” “we,” “us”) builds homes in El Paso, Texas. This policy explains what information we collect through this website, our buyer and homeowner portal, and our text messages, how we use it, and the choices you have.

Information we collect

• Information you give us — your name, email address, phone number and mailing address when you contact us, request a tour, submit a warranty request, or use your buyer portal. In the portal this also includes your design selections, messages to our team, documents you sign, and payments you make.
• Warranty requests — the address of your home, a description of the issue, and any photos you choose to upload.
• Basic website information — like most websites, our servers receive standard information your browser sends, such as your IP address, browser type and the pages you visit. We keep basic statistics about which pages are viewed. We do not use advertising or third-party tracking cookies.

How we use it

• To answer your questions and schedule tours and appointments.
• To build, sell and warrant your home: selections, change orders, invoices, closing, and warranty service.
• To send you updates about your home by email, and by text message if you have asked us to (see “Text messages” below).
• To keep our website and portal working and secure, and to meet our legal obligations.

Text messages

If you opt in, for example by ticking the text-message box in your Diamond Homes buyer portal, we will text you updates about your home: portal links, alerts when our team sends you a message, and appointment and warranty visit reminders. Message frequency varies. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for help. Consent to receive texts is not a condition of purchasing a home or any other service. Full details are in our Text Message Terms.

We do not sell, rent or share your mobile phone number or your text-message opt-in consent with third parties or affiliates for their marketing or promotional purposes. Text-messaging originator opt-in data and consent are excluded from every category of sharing described in this policy. Our text-message provider uses your number only to deliver the messages we send you.

Who we share information with

We do not sell your personal information. We share it only as needed to run our business:

• Service providers that host and operate our systems on our behalf: website hosting (Netlify), our database and file storage (Supabase), email delivery (Brevo), text-message delivery (Twilio), and online payments (Stripe). Card details you enter to pay are handled by Stripe; we never see or store your full card number.
• People involved in your purchase or warranty, such as your lender, title company or real estate agent, and the contractors who work on your home — limited to what they need, such as your home’s address and the work to be done.
• When required by law, or to protect our rights, our customers or others.

Some pages load fonts from Google and embedded videos from YouTube; those services receive the standard information your browser sends when it requests them.

How long we keep it and how we protect it

We keep your information for as long as we need it to build, sell and warrant your home and to meet our legal and tax obligations. Records of text-message consent are kept so we can show that you asked to receive texts. We use reasonable safeguards, including encrypted connections, access limited to our staff, and two-step sign-in for staff accounts. No system is perfectly secure, and we cannot guarantee absolute security.

Your choices

• Text messages — reply STOP to any text, or turn text updates off in your buyer portal.
• Email — tell us you no longer want updates by email and we will stop, except for messages we must send about your purchase or warranty.
• Access and correction — you can ask to see, correct or delete the personal information we hold about you. Some records must be kept by law.

Children

This website is not directed to children under 13, and we do not knowingly collect their personal information.

Changes to this policy

We may update this policy. The date at the top shows when it last changed.
